About Al Assema Developments
Al Assema Developments says it has about 15 years in the market. Its board is chaired by Eng. Mohamed Fouad, with Eng. Hazem Moheb as managing director. The company started with residential buildings inside New Cairo, in districts such as Beit El Watan, El Lotus, North Rehab, New Narges and El Banafseg, before moving into office and retail malls in the New Capital. Today this developer is mostly about commercial real estate.
Shop, office or apartment: picking the right Al Assema unit
With a developer whose portfolio leans commercial, define your goal first. If you want rental income, who will rent from you matters more than the sticker price: a ground-floor shop on a main street and an upper-floor office attract very different tenants. Ask about the mall's operating plan, any signed brands, and the yearly share of common-area charges you will pay. If you want a home in Ayyam Residence, find out exactly which district the compound sits in and how far it is from services that are already running in the Capital. Since the company has older residential buildings in New Cairo, you can visit one to see how the construction has held up years after handover.
