Villas for sale in Egypt: main homes versus holiday homes
Before you compare a single price, decide what the villa is for. A home you live in all year and a house you open for the summer lead you to very different parts of the map, and the current supply splits cleanly along that line.
For year-round living, New Cairo holds the largest share of listings, spread across the Fifth Settlement, Katameya, Mostakbal City, the Sixth Settlement, El Shorouk and New Heliopolis. Giza follows on the west side of the capital, with homes in 6th of October, New Zayed and Sheikh Zayed, and there are also villas in the R4 district of the New Capital, an option for buyers whose work is tied to the new capital. Holiday villas cluster on the Mediterranean, in Ras El Hekma, Sidi Abdel Rahman, Sidi Heneish and New Alamein, and on the Red Sea at Ain Sokhna.
The developers behind these homes are major names such as Palm Hills, La Vista, Mountain View and SODIC. Four-bedroom layouts are the most common, followed by three and five bedrooms, with a smaller number of six-bedroom homes. Built-up areas range from 180 to 920 m². Roughly two in three villas are still under construction, mostly scheduled for handover in 2029 and 2030.
What villas cost across Egypt
As listed in October 2026, prices start at EGP 13 million and top out around EGP 228 million. The median sits near EGP 49.8 million, and the median price per square meter is about EGP 157,800.
- Lowest entry points: Ain Sokhna, where La Vista Topaz starts at EGP 13 million, and West Cairo, where Badya Palm Hills starts near EGP 15.1 million.
- The city middle: most New Cairo and Giza compounds start somewhere between EGP 25 and 45 million.
- The top end: North Coast resorts and large-plot compounds, such as Hacienda Ras El Hekma from about EGP 202.5 million and Palm Hills Katameya, where homes reach 920 m².
Who is selling matters. The median resale villa asks about EGP 37 million, while developer-sold homes have a median near EGP 54.6 million, partly because developers are releasing newer, pricier phases. About half the stock is fully finished and more than a third is delivered as a core-and-shell, so budget for fit-out on those.
Down payments and installment terms
Eight-year plans are the most frequent, followed by seven years. Ten-year and 12-year schedules also appear, alongside short plans of one to five years. Advertised down payments run from around EGP 100,000 to more than EGP 12 million depending on the project and launch phase. On a resale, the upfront payment covers what the owner has already paid plus their premium.
Choosing the right region
If you will live there
Your commute and your children's schools narrow the choice to East or West Cairo almost immediately. Compare price per square meter between similar compounds and check finishing and handover dates if you need to move soon.
If it is a getaway
A North Coast home is mainly a summer house, while Ain Sokhna works for short breaks through the year. Either way, count the annual service charge as part of the real cost.
If the budget is tight
When a detached home is out of reach, look at twin houses for sale in Egypt or townhouses for sale in Egypt; both keep a private garden for less. Then return to the villas for sale in Egypt listed above to build a shortlist, and contact us if you would like to arrange a viewing.

The median villa listed in October 2026 asks about EGP 49.8 million, and the lowest price starts at EGP 13 million in Ain Sokhna. The median price per square meter is close to EGP 157,800, though that figure swings widely between cities and between a coastal resort and a residential compound.
How many years can I spread villa payments over?
Some developer plans stretch to 12 years, but the most common terms in October 2026 listings are eight years, then seven. Long schedules usually come with off-plan homes, while ready or resale villas tend to carry shorter plans or require cash.
