How to Choose the Developer Before the Compound
In Egypt, buying off-plan means paying money today for something you'll receive years from now, so your trust in the developer matters more than how good the renders look. Before you compare prices, compare developers on three things.
Delivery record in the same area
A developer with a great track record on the North Coast may be building in the New Capital for the first time. Look at the projects they've actually delivered in the specific area you want.
Maintenance once people move in
A compound is judged five years after move-in, not on handover day. Walk around one of the developer's older compounds and check the landscaping, security and cleanliness.
A clear contract
Late-delivery penalties, finishing level, maintenance deposit and resale terms. A developer who spells these out clearly in the contract usually sticks to them.
Developer FAQs
Who are the biggest property developers in Egypt?
Some of the best-known names are Talaat Moustafa Group, Palm Hills, SODIC, Mountain View and Emaar Misr, and each has large projects in more than one area. The biggest isn't always the best fit for you; what matters is their delivery record in the area you're buying in.
How can I tell if a developer delivers on time?
Visit one of their older projects that has already been handed over, and ask residents about the actual handover date, finishing quality and maintenance. Then compare the delivery dates written in older contracts with what actually happened.
Should I buy from the developer or through a real estate agency?
When you buy a unit first-hand from the developer, prices and payment plans are the same whether you go direct or through us. The difference is that we compare several developers and projects for you, and we can also show you what's available on the resale market.
