Apartments for sale in Egypt: a market of many markets
Egypt's apartment market is really several markets with different purposes and price levels. An apartment east or west of Cairo is usually a full-time home for a family tied to jobs in the capital. One on the Mediterranean along the North Coast is a summer base and an investment. One in the New Administrative Capital is a bet on a city still taking shape. Most of the supply sits inside gated compounds by large developers such as SODIC, Palm Hills Developments, Mountain View and La Vista Developments.
New Cairo currently holds close to half of the listings, led by the Fifth Settlement and followed by New Heliopolis, Mostakbal City, El Shorouk and the Sixth Settlement. Giza accounts for about a third, split between 6th of October, New Zayed and Sheikh Zayed. The North Coast follows, mostly in Ras El Hekma. Beyond these sit projects such as La Vista Ray in Ain Sokhna on the Red Sea and Palm Hills' Village de la Capitale in the capital's R4 District.
Three-bedroom units are the most common layout, then two-bedroom and one-bedroom homes, with four-bedroom apartments a small niche. Sizes range from 60 to 310 square meters. Off-plan stock dominates: roughly eight in ten units are not yet delivered, with handovers running from 2026 to 2031 and peaking in 2030.
Apartment prices in Egypt, region by region
As listed in October 2026, prices start at EGP 5.8 million at Badya Palm Hills in 6th of October and climb to about EGP 73.2 million for the top North Coast units. The national median is around EGP 13.8 million, and the median price per square meter is about EGP 110,700. That headline figure hides wide regional gaps:
- New Cairo: a median near EGP 94,500 per m², with entry prices from EGP 5.9 million at Capital Gardens.
- Giza: about EGP 103,700 per m² and a median unit price close to EGP 12.3 million.
- New Capital: roughly EGP 114,600 per m² for units handed over core-and-shell.
- North Coast: above EGP 216,500 per m², more than double the New Cairo level.
Who is selling matters too. The median resale apartment asks about EGP 10.5 million, against roughly EGP 16.9 million for units sold directly by developers. Full finishing applies to about two in three listings, while the remainder splits between semi-finished units and shells.
How buyers pay: down payments and terms
Eight years is the most common installment period on offer, followed by ten and then seven years, and the longest plans reach 12 years. Advertised deposits run from roughly EGP 175,000 to nearly EGP 10.5 million, driven by the asking price and the percentage each developer sets.
Buying resale means compensating the owner for installments already settled, plus any markup, before the developer signs the outstanding balance over to you.
Matching the city to your goal
A home you live in year-round
New Cairo and Giza hold most of the apartments meant for everyday living. Start with where you work, then weigh budget and deal type: the east offers a wider spread of projects and developers, while the west has a large resale share and somewhat nearer handover dates.
A summer place or seasonal rental
North Coast apartments are bought for holidays or seasonal letting, and their price per meter is far higher, so compare them with chalets and villas first. Our new projects in Egypt section tracks the latest launches and their payment plans.
A limited down payment
If cash on hand is tight, off-plan units in the New Capital and Mostakbal City pair low down payments with long terms; just factor in the waiting years and any fit-out cost. If you need space over two levels, check duplexes in Egypt before narrowing your search to apartments for sale in Egypt.

FAQs: Apartments for sale in Egypt
What does an apartment in Egypt cost on average?
As listed in October 2026, the median apartment price is about EGP 13.8 million and the median price per square meter is around EGP 110,700. Location changes the picture sharply: New Cairo sits near EGP 94,500 per m², while the North Coast exceeds EGP 216,500, so the city you choose sets the budget first.
Where are the lowest entry prices for an apartment?
In October 2026 the lowest asking prices start at EGP 5.8 million at Badya Palm Hills in 6th of October and EGP 5.9 million at Capital Gardens in New Cairo. Entry-level prices usually belong to compact or less finished units, so compare price per meter and finishing level together before judging value.
What installment periods are available?
Eight-year plans are the most common in current listings, followed by ten and seven years, and some offers stretch to 12 years. Short one- to five-year schedules also exist. Long terms are mostly tied to off-plan units sold by developers, while resale deals follow the original owner's remaining schedule.
Is it better to buy from a developer or on resale?
In October 2026 the median resale apartment is about EGP 10.5 million versus roughly EGP 16.9 million for developer sales. Resale can mean a lower entry price and sometimes an earlier handover, but you need more cash to reimburse the seller; buying from a developer usually means a smaller down payment and a longer plan.
Why are North Coast apartments pricier than Cairo ones?
As listed in October 2026, the North Coast median exceeds EGP 216,500 per m², and most units sit in upscale Ras El Hekma resorts, some carrying hotel brands. These are leisure and investment properties valued for their seafront setting and resort services rather than proximity to jobs.
