Golden Square near 90th Street, Fifth Settlement · SODIC
Villette spreads over 301 feddans in the middle of the Fifth Settlement's Golden Square, developed by SODIC as a calm, self-contained residential community. It is five minutes from 90th Street and fifteen from the Cairo–Sokhna Road, connects to the Ring Road, and borders the same developer's Eastown Residence.
What sets Villette apart is the spread of product behind one wall: standalone villas, twin houses and townhouses on one side, and apartments, duplexes, penthouses and studios in the mid-rise neighborhoods, including Sky Condos and the serviced V Residences. Investors, young families and villa buyers can all find something here, close together on the map but far apart on budget.
SODIC split Villette into neighborhoods with distinct characters, as the masterplan shows:
At the center sits Downtown Villette, taking up about 10% of the land and gathering everyday services, while four parks totaling 52,000 m², each with a role, are spread across the project: The Scene for open-air screenings, The Aura for meditation and yoga, The Hive for events and The Olympia for sport. Swimmable lagoons and an organic farm complete the picture.
The site measures 301 feddans. Roughly a tenth goes to Downtown Villette and 52,000 m² to the four open parks, alongside the lagoons and green corridors. The available sources do not give a total unit count.
Current listings show a wide range of sizes:
Resale homes in Villette start from EGP 15,000,000, while SODIC's direct offering starts from EGP 29,235,000, based on listings available in October 2026. Ranges by type:
Median prices per m² run from EGP 104,952 for penthouses to EGP 158,061 for villas, with apartments at EGP 128,253. The wide spread within apartments comes from new V Residences units, which are priced well above delivered resale flats.
| Unit type | Area | Bedrooms | From |

| Penthouses | 205 – 286 m² | 2 – 5 | EGP 25,258,884 |

SODIC sells new Villette stock on two 10-year plans: just 5% down, or 10% down, with equal installments in both cases. The V Residences units listed now take 10% up front, with the balance split into 40 quarterly payments.
Ready apartments, twin houses and villas are usually offered at the full price in cash. Where a resale unit still carries installments, the seller receives what they have paid SODIC plus the agreed profit, and the buyer continues the existing schedule. Ask SODIC for an up-to-date statement of account and confirm the transfer fee and maintenance deposit before the contract is drawn up, especially on villas, where the deposit is larger.
A rough estimate excluding interest, maintenance deposit and parking. The actual plan is set in the unit contract.
