The Fifth Settlement is the core of New Cairo and its busiest district for new launches, so the useful question is not "which project is best?" but "which category am I shopping in?" Current supply falls into three clear groups: master-planned communities covering hundreds of feddans, mid-sized or boutique luxury compounds, and office and retail schemes.
The first group includes Mountain View iCity and Palm Hills New Cairo, each around 500 feddans, plus Villette SODIC at 301 feddans. These offer everything from studios to standalone villas. The second group covers 97 Hills, Village Gate and Mountain View 1.1, along with La Vista's El Patio Town and El Patio Town Side, which focus on villas, twin houses and townhouses. The third group is commercial: Palmet, Heartwork and EDNC, with offices, shops, clinics and serviced apartments.
Established builders stand behind this pipeline, Mountain View and SODIC among them. Most stock is off-plan, though several projects are already delivered or ready to move into.
Mountain View iCity holds the lowest October 2026 entry figure, EGP 3.93 million, while Mountain View 1, a completed villa compound, starts at EGP 100 million. In between, the market sorts into bands:
Commercial schemes start around EGP 6.64 million at Heartwork and EGP 9.17 million at Palmet; those figures should not be compared directly with homes.
Deposits of 5% appear more than any other figure, with some offers dropping to 3% or even 2.8%. Others require 10% or 15%, and a few go to 20% or 25%, typically for units nearer completion. Plans run from six to ten years, and ten years is the most common term.
Low deposits and long schedules usually come with new phases due in 2029 or 2030, while ready homes expect faster payment.
A real advantage here is that many developers have completed phases next to their new ones. Most of Hyde Park is handed over, and Village Gate and Eastown are ready for living. Walking those streets tells you more about build quality and upkeep than any brochure. Our developer directory profiles each company.
Some projects, including Creek View and Lagoon Beach Park iCity, have no announced delivery date yet. They demand more patience and clearer contract terms before you pay.
Before booking among the new projects in Fifth Settlement, compare prices with resale apartments in Fifth Settlement; a delivered unit may cost about the same.

Mountain View iCity holds the lowest October 2026 entry figure, EGP 3.93 million, followed by Palm Hills New Cairo at EGP 4.9 million. Both are large communities that include studios and apartments, so the figure reflects their smallest units rather than a typical home.
Some current offers ask for just 2.8% or 3% down, but 5% is the most common figure, paired with plans of up to ten years. These low deposits usually apply to phases under construction; units closer to handover tend to require 15% to 25%.
Yes. Options include Palmet New Cairo by Palm Hills, with offices, shops, clinics and serviced apartments, Heartwork by Mountain View and EDNC by SODIC. As listed in October 2026, their starting prices begin at roughly EGP 6.64 million.
A new phase gives you a smaller deposit and a longer plan, but some handovers run to 2029 or 2030. A delivered compound such as Village Gate or Eastown lets you move in and judge services first, in exchange for shorter terms and pricing that reflects readiness.
La Vista El Patio Town and El Patio Town Side offer standalone villas, twin houses and townhouses from roughly EGP 31.88 million, and Mountain View 1 is a completed villa compound. Larger communities like iCity and Hyde Park also include villas alongside apartments.
