EDNC, short for Eastown District New Cairo, is the office and retail strip SODIC has built inside its Eastown compound in New Cairo, serving as the compound's non-residential front for residents, visitors and the people who work there. It sits right next to the American University in Cairo's new campus with direct access to 90th Street.
Units split between offices and retail spaces, aimed at companies wanting a headquarters at a recognized Fifth Settlement address and investors looking for a unit to lease to a business or brand. Offices currently listed are handed over core and shell at the end of 2026, so each owner can fit them out for their own use.
EDNC SODIC design
EDNC is part of Eastown's master plan and consists of 8 buildings served by 750 underground parking spaces. The project includes the Nobu restaurant and hotel adding a hotel-hospitality element to the offices and shops.
Greenery wraps around the buildings, and planted areas organize visitor circulation between offices and shops, alongside water features and walkways among the greenery. The architectural render shows low-rise buildings with glass façades broken by vertical metal fins, lined up behind a row of trees along a main road.
EDNC SODIC size
The project is spread across eight buildings. We have not adopted a figure for its land area because the available sources give conflicting numbers. The buildings share an underground car park for 750 cars.
Offices currently on offer range as follows:
- Smallest available office: 120 m².
- Largest available office: 324 m².
- All are handed over core and shell.
That range works for a growing company needing a mid-sized office, as well as a larger firm wanting close to a full floor for its team.

Booking and payment plans at EDNC SODIC
SODIC plan
EDNC units are offered at 10% down with the balance over 6 years in flat, not back-loaded, installments. Listed offices are billed quarterly: a 120 m² office, for example, starts with EGP 5,838,500 down, then a quarterly installment of about EGP 1,946,167. A shorter term than residential projects is normal for office units.
Buying from an owner
If owner listings appear later, the seller usually receives what they have paid SODIC plus an agreed extra, and the buyer continues the remaining payments. For commercial units in particular, review the statement of account, transfer fee and maintenance deposit with the developer, and ask about the permitted business uses for the unit.
