Golden Square next to AUC, Fifth Settlement · SODIC
Eastown SODIC sits in the Golden Square of the Fifth Settlement, right beside the American University in Cairo campus. SODIC laid it out over 204 feddans as a place where living, working and shopping share one address. Residents reach it via 90th Street, the Ring Road and the Cairo–Sokhna Road, and its neighbors include Mivida, Katameya Dunes and Palm Hills New Cairo.
The homes are apartments, duplexes and penthouses, while offices and shops sit in EDNC, the business hub built inside the same masterplan. It suits families who want a ready home near universities and main roads, and business owners who like having the office a short walk from the front door.
SODIC built Eastown's masterplan around broad lawns broken up by water features and fountains, with paved footpaths and cycle lanes linking the buildings so residents can cross the compound on foot. Small pocket gardens sit between the blocks for sitting out and family picnics, and the photos show round fountain plazas with timber pergolas framed by palm trees.
The buildings are mid-rise, with warm sand-toned facades and deep balconies, and the upper floors step back to give some homes private roofs. The project is organized into several parts, chiefly:
Eastown occupies 204 feddans, shared between homes, the business hub, the retail area, the sports club and the gardens. The available sources do not state a green-space ratio or a total unit count, so this section sticks to what current sale listings show.
Homes on offer range from 156 m² to 314 m², and every one has at least three bedrooms:
With no studios or compact flats on the market, the project leans clearly toward families.
SODIC's own units in Eastown start from EGP 12,790,000, while the resale market starts from EGP 14,000,000, based on listings available in October 2026. Prices of homes currently on offer break down as follows:
The median price per m² is about EGP 103,365 for apartments, EGP 97,457 for duplexes and EGP 85,104 for penthouses, so penthouses work out cheaper per meter than flats once their roof terraces are factored in. Finishing moves prices a lot: listings range from fully finished and furnished homes to semi-finished and core-and-shell units.
| Unit type | Area | Bedrooms | From |
|---|---|---|---|
| Apartments | 156 – 278 m² | 3 | EGP 14,000,000 |
| Penthouses | 189 – 300 m² | 3 | EGP 17,500,000 |
| Duplexes | 236 – 314 m² | 3 – 4 | EGP 18,500,000 |
SODIC offers a single plan at Eastown: 10% of the price up front, then equal installments over 6 years. It is a fairly short schedule, so each installment runs higher than on the longer plans common in newer launches.
Almost every home currently listed is a ready resale unit, and most are priced for cash because their owners have finished paying. If you find one that is still on installments, you pay the owner what they have paid plus the agreed premium and take over the remaining schedule. Before signing, get a letter from SODIC confirming the outstanding balance, check the transfer fee and the maintenance deposit, and make sure nothing is owed on the unit.
A rough estimate excluding interest, maintenance deposit and parking. The actual plan is set in the unit contract.
