90th Street, Fifth Settlement, New Cairo · Mountain View
Mountain View Hyde Park is a gated community built by Mountain View on 200 feddans in the Fifth Settlement, New Cairo. It fronts 90th Street, roughly 5 minutes from the American University in Cairo, and connects to the Ring Road, the Cairo–Suez Road and the Cairo–Sokhna Road. Its neighbors include Al Rehab, Katameya Heights and Ivoire East.
Homes range from apartments and penthouses to iVillas, townhouses, twin houses and standalone villas, and most of what is on the market today is ready to live in. That makes the compound a fit for families who want generous space among lakes and greenery inside New Cairo, and for buyers who would rather move in now than wait for a handover date.
Mountain View split the land into ten residential phases and gave several of them a theme of their own: a gardening school in Phase 3; an art school, amphitheater, gallery and lake-shaped pools in Phase 4; an outdoor gym and bike corridor in Phase 5; the Flower Valley in Phase 6; and an adventure zone, camping area, tree house and kids' pool in Phase 9.
The homes follow an American look: open front yards, blue-tiled roofs and small touches such as a traditional mailbox. Walkways sit on a different level from the car roads, with footbridges that let children move around safely, and a 1 km spine runs through the compound, passing the clubhouse before ending at the park.
The compound covers 200 feddans, a large share of it given to landscaping, lakes and fountains, plus a 7 km tree-lined walking trail. Mountain View has not published a green-area ratio or a total unit count.

The developer sells its remaining Hyde Park stock with 15% down and equal installments over 7 years, shown as annual payments in current offers. This plan applies mainly to new units due for handover in 2027.
Most of what is listed in the compound is resale, and many of those homes are already handed over and sold for cash. If a unit still carries installments, the buyer pays the seller the amount already paid plus the agreed premium, then continues the remaining installments with the developer. Before signing, get an official statement of account from Mountain View and ask about the transfer fee and whether the maintenance deposit has been settled.
