New Cairo, 24 km from the New Administrative Capital · Palm Hills Developments
Capital Gardens is a mixed-use residential community by Palm Hills Developments in New Cairo, set on about 103 feddans roughly 24 km from the New Administrative Capital. The site connects to the Cairo–Suez Road, Al Amal Axis, the Middle Ring Road and 90th Street, making it easy to reach the Fifth Settlement and Mostakbal City.
The project combines homes with retail and leisure, and greenery covers most of its land. It suits young families looking for an apartment with a very low down payment and a long repayment period, as well as people who work in the New Capital but prefer to live in New Cairo.
Shehab Mazhar Studio built the Capital Gardens master plan around the idea of a self-sufficient community where living, working, shopping and leisure happen in one place. Residential buildings are set around gardens and open courtyards, with simple contemporary facades that pair light colors with wide balconies.
A network of pedestrian walkways and cycling lanes links the buildings, with dedicated parking areas. A large community center sits at the heart of the project for residents' events, along with a commercial strip and a dining and café area.
Some phases have already been handed over, and real photos show completed buildings among wide lawns, while newer phases continue to hand over through 2028.
Capital Gardens covers about 103 feddans, with greenery and landscaping taking up around 80% of it, so the buildings are surrounded by open space on every side. The project also includes an 11,500 m² community center.
Unit sizes currently on offer are:
This range covers singles and small households as well as larger families.
New Palm Hills units in Capital Gardens start from EGP 11,678,000, while resale units start from EGP 5,300,000, based on listings available in October 2026. Prices break down as follows:
The median price per square metre is about EGP 54,500 for apartments and close to EGP 84,000 for duplexes. The gap between units widens with finishing and handover date: most listings are core and shell, and ready or semi-finished resale units often sell at a lower price per metre than new developer stock.
| Unit type | Area | Bedrooms | From |
|---|---|---|---|
| Apartments | 72 – 263 m² | 1 – 4 | EGP 5,300,000 |
| Duplex | 264 m² | 4 | EGP 22,226,498 |
Palm Hills sells new Capital Gardens units with a down payment of just 1.5% of the price, and the balance is spread over 12 years in back-loaded installments that start low in the early years and rise gradually. The plan eases the burden at signing but calls for planning ahead for larger payments later on.
When buying from an owner, the seller receives what they paid the developer plus the agreed premium, and the buyer continues the remaining installments on the original schedule. Request the unit's statement of account from Palm Hills, find out the transfer fees, and confirm the maintenance deposit amount and whether it has been paid.
A rough estimate excluding interest, maintenance deposit and parking. The actual plan is set in the unit contract.
Capital Gardens has facilities that cover residents' daily needs without leaving the project, including:
