Wahat Road, 6th of October · Palm Hills Developments
Badya is an integrated city that Palm Hills Developments is building on Wahat Road in 6th of October on about 3,000 feddans, expected to house around 153,000 residents once complete. It sits within easy reach of the Pyramids, the Grand Egyptian Museum and Sphinx Airport, and is accessible from the 26th of July Corridor, Wahat Road, Zewail Road and the Middle Ring Road.
The city offers more than 30,000 homes, about a quarter of them standalone villas, with the rest made up of apartments, studios, penthouses and townhouses. Palm Hills is applying a smart, sustainable city concept here, with tech-based services for residents and a target of generating 30% of its energy from renewable sources.
Badya's design rests on three principles: a green city that cuts electricity, water and waste; a smart city that uses technology for safety and services; and a connected city that is easy to move around in and out of.
The city is split into six districts, each with its own detailed plan and its own schools, medical and leisure facilities, and homes are grouped into 31 villa clusters and 52 apartment clusters. Several kinds of green space run through the districts: linear parks with little car traffic, community parks for activities, private courtyards for each cluster, plus a farm supplying the city with organic produce.
These include face-recognition gates, sensors measuring air quality, noise and heat, smart lighting, smart parking, bike sharing, smart water and power meters, and a residents' app.
Badya covers about 3,000 feddans, most of it given over to green space and services, including 85 feddans for the sports club, 36 sports grounds and arenas, and 18 clubhouses spread across the districts.
Units on offer range from 60 m² for a studio to 750 m² for the largest villas: apartments from 60 to 234 m², penthouses from 107 to 247 m², townhouses from 180 to 286 m², and villas from 180 m² upwards.

The median price per square metre is around EGP 60,000 for apartments and penthouses and about EGP 76,000 to 77,000 for townhouses and villas, clearly below Palm Hills New Cairo levels.

Palm Hills sells Badya units on two main plans: 10% down with equal installments over 8 years, or just 1.5% down with rising installments over about 11.5 years. The first usually means a lower total price; the second is lighter at the start. Details vary by phase, so ask about the plan for the phase you choose.
Many Badya units are sold by their owners. You pay the owner what they have paid plus the premium, then carry on with their remaining installments to the developer. Ask Palm Hills for the statement of account and confirm transfer fees, the maintenance deposit and the handover date before paying.
A rough estimate excluding interest, maintenance deposit and parking. The actual plan is set in the unit contract.
