Inside SODIC East, New Heliopolis · SODIC
The Lakes is the newest phase SODIC has launched inside SODIC East in New Heliopolis, taking up 65 feddans of the compound. It is a neighborhood with its own water-led identity, while its residents share the wider compound's club, school and retail. The phase sits between the Cairo–Suez Road and the Ismailia Road, alongside El Shorouk City and Madinaty.
The offer is limited to apartments from one to four bedrooms plus duplex layouts, all sold by the developer with flexi finishing and a 2030 handover. With only 1.5% down, the phase suits first-time buyers and investors who prefer to buy at launch.
As the name suggests, The Lakes is built around water features set between the buildings, framed by gardens and open areas for outdoor activities. The phase plan shows several building types arranged in rows around a green and blue core.
Walking, jogging and cycling paths link the buildings, punctuated by social nodes where neighbors meet. Launch images show light-toned mid-rise blocks with deep balconies overlooking curving garden paths.
Rather than duplicating major services, the phase relies on its closeness to the parent compound's facilities: the 2 km green spine, the 15-feddan ravine walk and the 40-feddan SODIC Sports Club.
The phase covers 65 feddans, part of SODIC East's 655-feddan site. Building and unit counts have not been published yet.
Unit sizes on offer step up as follows:
Apartments therefore run from 76 to 199 m², with the duplex at the top of the range at 200 m².
Prices at The Lakes start at EGP 6,700,000 for a one-bedroom apartment. All current offers come straight from SODIC, as no resale units have appeared yet, based on listings available in October 2026.
Notably, the price per m² is almost flat across sizes: the median is about EGP 88,200 for apartments and EGP 88,500 for the duplex, so larger units cost no more per square metre. That is slightly below the apartment median for SODIC East as a whole.
| Unit type | Area | Bedrooms | From |
|---|---|---|---|
| Apartments | 76 – 199 m² | 1 – 4 | EGP 6,700,000 |
| Duplex | 200 m² | 3 | EGP 17,700,000 |
Units in the phase are sold on a single plan: 1.5% down, then equal quarterly installments over ten years. A one-bedroom apartment, for example, is reserved with EGP 100,500 down and an installment of about EGP 164,988 every three months. Payments continue for several years after the expected 2030 handover.
There are no owner listings yet. If you later buy from an owner, you pay them the amounts they have settled plus their asking premium and continue the remaining installments yourself. Before paying, check the statement of account with SODIC, the transfer fee and the maintenance deposit due at handover.
A rough estimate excluding interest, maintenance deposit and parking. The actual plan is set in the unit contract.
