El Patio Jade takes the El Patio brand into the 6th Settlement: La Vista Developments is building it on 100 feddans at the front of this residential district on New Cairo's eastern side, a short drive from the New Administrative Capital. Nearby landmarks include City Gate, Hyde Park, La Vista City New Capital and the Al Fattah Al Alim Mosque, as well as El Patio Oro and El Patio Hills.
The project focuses on low-rise homes, namely standalone villas, twin houses, townhouses and family houses, alongside a small number of apartments with gardens. Every unit currently available is sold directly by the developer and hands over between 2030 and 2031, which suits buyers who want a foothold in the 6th Settlement and can afford to wait.
El Patio Jade design
La Vista drew the El Patio Jade concept from the jade stone, aiming for a balance between buildings and nature: flowing architectural lines, well-proportioned volumes and wide openings onto greenery and water. Timber and stone cladding with glass balconies recur across the villa façades, and the renders show some homes with private pools in their gardens.
A winding water body sits at the core of the plan with residential clusters arranged around it, linked by green pathways and dedicated jogging and cycling tracks, plus open activity areas for adults and children.
El Patio Jade size
El Patio Jade covers 100 feddans and is dominated by a low-density fabric of homes set among gardens and water. The total number of units has not been announced yet.
Sizes currently offered by the developer:
- Apartments: 165 m² with three bedrooms and a private 100 m² garden.
- Townhouses: 185 m² with three bedrooms and a 51 m² roof.
- Villas: 225 to 310 m² with three or four bedrooms, gardens of 177 to 276 m² and roofs of 70 to 100 m².

La Vista is the only seller of El Patio Jade units at present, so there are no resale offers, and prices start at EGP 19,150,000 for a townhouse. Current asking prices, based on listings available in October 2026, are:

El Patio Jade is sold on a single plan: 5% of the unit's value up front, then equal, non-escalating installments over 8 years, paid quarterly on the listed units. That means a townhouse can be reserved for under EGP 1 million and the largest villa for about EGP 2 million.

No priced resale offers exist for the project yet.
