Dubai Developments began in 1997 under investor Abdel Fattah El Morr, and most of its history was written in Damietta governorate, especially Ras El Bar, where the company says it has delivered more than 150 residential and commercial projects. Its profile also cites residential projects in the emirate of Dubai and the Morouj commercial complex. In recent years it has moved much of its activity to the New Administrative Capital.

Before you buy into the Lumia projects

The Lumia name appears on several projects, so make sure any price offer is for a specific one: Lumia Lagoons, Lumia 2, Lumia Residence or the mall. Each has its own location, sizes and delivery date.

The company's longest track record is in Ras El Bar and Damietta, a different market from the capital in buyer profile and pricing. Visiting a delivered project there helps you judge build quality, but it does not replace tracking real progress at your own New Capital site.

For residential units, compare the price per square meter in Lumia Lagoons and Lumia 2 with other compounds in the same district and ask what services will run at handover. For commercial units in Capital Dubai Mall or Obsidier Tower, focus on licensing, the operating plan and service charges. Where large cash discounts are offered, calculate the cash-versus-installment gap carefully.
