New Cairo
Request pricesLozan Urban Development started outside Egypt. It was founded in 1997 under businessman Adel Abdel Moneim and belongs to a group active in shipping, import and export, contracting and timber. The source says it built more than 17 compounds in Abu Dhabi, entered Egypt in 2011 with residential and tourism projects in the Delta, and was an early investor in the New Administrative Capital in 2016.
The company is also credited with Apex Business Complex in the New Administrative Capital.
The mall sits in a fast-growing area east of New Cairo, which brings both opportunity and risk. Entry prices may be lower than malls in the Fifth Settlement, but foot traffic will depend on how quickly the surrounding compounds fill up.
Ask which nearby compounds have actually been delivered and how many residents are expected, and check parking and entrances from the main road. Small shops are easy to sell and rent, but location inside the mall matters: near the entrance and escalators, or at the end of a corridor?
Given its long track record abroad and work in the Delta and the Capital, ask this Lozan real estate developer to show you a completed project in Egypt, and review the delay clause and the management company's terms before signing.
Its current listing is The Rift Mall in New Cairo, and the source also mentions Apex Business Complex in the New Capital.
The source says it was founded in 1997 and worked in the UAE before Egypt; still visit a completed Egyptian project and review the contract.
It depends on how fast the area fills up and where the shop sits inside the mall; compare prices with New Cairo malls and estimate time to lease.
