Before buying a clinic in a medical complex

Buying a clinic is different from buying an apartment or a shop. First ask whether the unit is truly delivered to medical specifications: suitable drainage and water connections, ventilation, and the ability to install heavy equipment if your specialty needs it. If the developer says the design meets Ministry of Health requirements, get that in writing.

Second, a clinic lives on patients, and patients come from the people living nearby. Look at the residential districts around the project in the Capital and how occupied they are. If you plan to rent the unit to a doctor, ask whether labs, radiology and pharmacies will operate in the same building, since that attracts physicians.

Finally, find out the service charges and who will manage the building, and read the delivery clause carefully before booking any Medicon project in Egypt.
