The New Capital is full of similar-looking compounds, so compare on numbers: price per meter, share of green space, distance to the Government District and the monorail, and the written handover date. Ask for the master plan and locate your building on it.

Because the company's earlier projects are smaller, ask about one it delivered in El Shorouk or New Cairo, visit it and talk to residents about handover and maintenance. In the contract, check the delay clause, finishing specs and maintenance deposit before the first payment.

If you plan to rent the unit out, think about real rental demand in that district, since the Capital's residential market is still forming and yields may take time to settle.
