Illume Societies Projects in Egypt

About Illume Societies

Illume Societies is a developer that entered the market with a residential project in the 6th Settlement. Little has been published about the company, with no documented details on its founding year, owners or previously delivered projects, so any assessment has to rest on the project itself, its paperwork, and how the company answers your questions.

The 6th Settlement extends New Cairo eastward, close to Mostakbal City and the New Capital, and prices there are usually lower than in the heart of the Fifth Settlement, which is a big part of its appeal.

Before you buy in the 6th Settlement from Illume Societies

Districts still finishing their infrastructure call for realistic expectations. Ask which services already operate around the compound, such as schools, transport and shops, and which are still only planned. Distance to 90th Street or the Middle Ring Road shapes your daily commute if you live there and the rent you can charge if you invest.

With a developer whose track record is not widely known, ask to see the land allocation and building permit, find out which contractor is doing the construction, and visit the site more than once to follow progress yourself. In any contract with this Illume Societies developer, make sure finishing specs are written in detail, that there is a late-delivery penalty, and that you know the maintenance deposit amount and when it is due.
