About Al Nakheel Developments

Al Nakheel Developments comes out of a UAE track record: its founders set up Global Property in 2005, which handled finishing, marketing and sales for many projects there, including residential complexes such as Al Muhairi, Al Mansouri, Al Zaabi and Al Marzouqi. In Egypt, the group began in Tanta in 2017 with Sorouh Real Estate and Queen Hospital, then moved into the New Administrative Capital in 2020 with commercial and office projects. Note that this developer is not the same as other companies abroad that share the Nakheel name.

How to evaluate a unit in an Al Nakheel tower

Towers in and around the Capital's Downtown face plenty of competing supply, so details make the difference. Ask how far the tower is from the monorail station, the Green River and the Government District, since that drives foot traffic and rental demand. Understand the floor split: retail on the ground and first floors, offices and hotel units above, each with different returns and risks. At the El Shorouk mall, demand depends on the city's own residents, so check how built-up and occupied the surrounding area is. Then ask for the construction schedule, read the late-delivery clause, and find out who will manage the building after handover and what service charges you will pay.
