El Batal's story began in 1978, when Eng. Samir Doss started out as an independent contractor. Its first projects were in Ain Shams in the late 1970s, followed by buildings in Nozha El Gedida and Sheraton, and over time the portfolio grew to dozens of buildings and several residential complexes. Today most of its projects carry the "Rock" name and combine residential compounds with malls.
Its portfolio also includes the Rock Eden compound.
How to choose an El Batal unit
The upside of a developer that has worked in Heliopolis and Nozha for decades is that it has older buildings you can use to judge how its construction ages. If you can, visit one that is ten years old or more and look at the facades, stairwells and shared services.
If you are weighing Rock Vera against Rock White, the main difference is location: the Fifth Settlement is a larger market with higher prices and faster resale, while New Heliopolis is quieter and closer for Heliopolis families who want to stay near relatives. Compare price per square meter, green-space ratio and finishing type.
If you are buying in Rock Capital 1 or Rock Gold, ask about permitted activities and who will manage the mall after handover. In every case, read the late-delivery clause and the maintenance deposit in your contract with this real estate developer before signing.
