Founded in 1959, Madinet Masr is the developer whose original name is tied to the Nasr City district. Today its focus is two large communities in East Cairo, Taj City on the Suez Road and Sarai, where it keeps launching new phases, towers and retail. In recent years it has also moved beyond East Cairo through projects with partners.
The advantage of a big community is that you can see earlier phases in person. Walk the occupied areas, check landscaping, internal roads and which services are actually running, then compare that with what the new phase promises. Ask where your phase sits relative to the gates and amenities, since distance inside a project this size affects both price and daily life.
For partnership projects such as Zayed Yard and Four, confirm who signs the contract and who runs the property. With any Madinet Masr project in Egypt, review the delivery schedule, the delay clause and the maintenance deposit before signing.
Mostly in New Cairo inside Taj City and Sarai, plus Talala in New Heliopolis, The Butterfly in Mostakbal City, Zayed Yard in Sheikh Zayed and Four on the North Coast.
Both are large New Cairo communities by the same developer, and Taj City sits directly on the Suez Road. Each has its own phases and services, so visiting the occupied phases of both is the best way to compare.
Resale in a delivered phase gives you a ready unit you can inspect, while buying from the developer usually means a longer payment plan on an off-plan unit. Compare total cost and time to handover.
