Villas for sale in New Cairo: neighboring districts, distinct markets
East Cairo is not one villa market but several sitting side by side. As our New Cairo area guide explains, the district you pick shapes both price and lifestyle: a villa in a mature compound is a different proposition from one in an extension still under construction. Here is how each area looks in today's listings:
- Fifth Settlement: the largest share of villas, across varied projects such as Palm Hills New Cairo, 97 Hills and Mountain View 1.
- Katameya: ready, large-footprint homes at Palm Hills Katameya.
- Mostakbal City: new developer stock in projects like Aliva Mountain View.
- Sixth Settlement and El Shorouk: a strong presence of La Vista's El Patio series, including El Patio Jade.
- New Heliopolis: represented by SODIC East.
Bedroom counts split evenly between three and four, then five, with a handful of six-bedroom homes. Sizes range from 208 to 920 m². About seven in ten villas are under construction, mostly due in 2030, then 2029.
New Cairo villa prices
As listed in October 2026, villas start at EGP 16 million and climb to about EGP 133.3 million, with a median of roughly EGP 50.5 million. The median price per square meter is close to EGP 148,200.
One detail stands out: the resale median, about EGP 52.5 million, is level with, even slightly above, the developer median of roughly EGP 50.1 million. Part of the resale stock is large, ready villas in mature districts, while developer releases include smaller models in new phases. Entry points start at EGP 16 million at Palm Hills New Cairo and EGP 20 million at El Patio 5 East in El Shorouk.
Finishing can swing the budget. Close to half the homes are core-and-shell, more than a third are fully finished and the rest semi-finished. Never compare a finished villa with a shell on sticker price alone: add a realistic fit-out estimate to the shell, then recompute the price per meter to see which is really cheaper.
Installments and down payments
Eight-year plans are the most common, followed by ten years, and four- to seven-year options exist for shorter commitments. Advertised down payments start at EGP 100,000 on some releases and reach about EGP 12.4 million on others. With very small figures, ask whether you are looking at a full down payment or an initial booking amount.
Choosing between East Cairo districts
Stability or growth
Katameya and the Fifth Settlement offer more complete communities. Mostakbal City lets you buy early on longer plans, in exchange for a longer wait for keys.
Space or budget
The biggest villas cluster in Katameya and El Shorouk. If space comes first, start there; if price leads, compare entry points in the Fifth Settlement and El Shorouk.
Garden homes for less
If villas for sale in New Cairo sit above your budget, townhouses in New Cairo keep the garden and privacy at a lower cost. Get in touch if you would like to view any of the homes above.
FAQs: Villas for sale in New Cairo
What is the median villa price in New Cairo?
The median villa listed in October 2026 asks about EGP 50.5 million, and the lowest starts at EGP 16 million. With a median near EGP 148,200 per square meter, a 300 m² villa at that level comes to roughly EGP 44.5 million, before any finishing costs.
Which part of New Cairo is best for a villa?
The Fifth Settlement suits buyers who want the widest choice of projects, Katameya those after a large ready home, and Mostakbal City those who prefer developer sales with long plans and 2029 to 2030 handovers. El Shorouk offers big homes at lower entry points, as listed in October 2026.
How long are payment plans for New Cairo villas?
Eight years is the most common term, then ten, with shorter four- to seven-year plans also available as listed in October 2026. Long terms come with off-plan developer homes, while resale buyers continue whatever installments the owner still has left.
Ready villa or off-plan in New Cairo: which makes sense?
Off-plan homes make up about seven in ten listings, most due in 2030, and suit buyers who want to spread payments. Ready villas are fewer and mostly resales; they suit those who need to move soon, though many still need finishing before you can live in them.
