Sheikh Zayed, next to Al Ahly Club and El Rabwa Compound · La Vista Developments
El Patio Zahraa sits in Sheikh Zayed right beside Al Ahly Club and El Rabwa Compound. It is a villa community developed by La Vista Developments in partnership with Zahraa Maadi Developments on a 76-feddan site, reached from the Cairo–Alexandria Desert Road and the 26th of July Corridor, and less than 4 km from Smart Village.
The product at Zahraa consists of detached and semi-detached homes: standalone villas, twin houses and townhouses. That makes it a fit for families who want a house with a garden in a low-density west Cairo compound, close to Smart Village offices and to shopping.
The design comes from MA Studio, led by Dr. Ahmed Mito, which offers a contemporary reading of the traditional family home that balances looks with everyday use. Renderings show clean-lined façades of white volumes accented with wood and stone cladding, wide glazed balconies and a driveway in front of each home.
Buildings occupy no more than 18% of the land, leaving the rest to gardens, water features and open sports areas. The master plan shows the villas lined along internal streets around central green spaces, while the commercial area sits on the project's outer edge.
The compound occupies 76 feddans, and with a building ratio capped at 18%, open space covers more than four-fifths of the land. No total unit count has been announced.

Plot sizes among the listed homes range from roughly 208 to 350 m².
Buying from an owner at El Patio Zahraa takes at least about EGP 20,500,000, while buying from the developer starts near EGP 27,800,000, according to listings available in October 2026. The three home types are priced strikingly close together:
The median price per built square meter is around EGP 104,000 for twin houses, EGP 106,000 for townhouses and about EGP 110,000 for villas. Several homes are listed as core and shell, so finishing costs should be factored in when comparing.
| Unit type | Area | Bedrooms | From |

The payment term here is shorter than at La Vista's coastal resorts: the developer asks for 25% down followed by equal installments over just 4 years, paid quarterly on the developer unit listed.
Most of what is on offer at Zahraa are handed-over homes sold by their owners for cash. If a home still owes installments to the developer, the buyer pays the owner what they have paid plus their profit, then continues the remaining installments in their own name. Before paying, request a statement of account from La Vista and clarify the transfer fee and maintenance deposit.
A rough estimate excluding interest, maintenance deposit and parking. The actual plan is set in the unit contract.
The compound combines nature, sport and everyday services:
Founded in 1991 by Eng. Alaa El Hady, La Vista is known for its El Patio compounds in New Cairo and El Shorouk and its coastal La Vista villages.
