Villas for sale in Giza: three west Cairo cities, three ways to buy

When buyers say they want a villa in West Cairo, they usually mean one of the new cities under Giza governorate. Each has its own property personality, and knowing the differences saves a lot of wasted viewings.

  • 6th of October holds the largest share of listings, led by Palm Hills communities such as The Crown Palm Hills, Palm Valley and Badya, and it has the biggest plots and houses.
  • New Zayed is the newer extension, where most homes are sold directly by developers, in projects such as Jirian Mountain View and The Estates SODIC.
  • Sheikh Zayed is largely built out, and its villas are ready homes offered by owners in compounds like Westown SODIC and El Patio Zahraa.

Four-bedroom villas are the most common, then three-bedroom ones, with fewer five- and six-bedroom homes. Built-up areas run from 180 to 655 m². Ready homes slightly outnumber off-plan ones, whose handover dates range from 2026 to 2030.

Prices and price per square meter

As listed in October 2026, prices start near EGP 15.1 million at Badya Palm Hills and reach about EGP 107.8 million at The Estates SODIC. The median is close to EGP 35.1 million and the median price per square meter is about EGP 112,700.

Around three quarters of the stock is resale, with a median near EGP 32.2 million. Developer homes, most of them in New Zayed's newer phases, have a median of roughly EGP 52.2 million. In practice, price-sensitive buyers lean toward resales in October and Sheikh Zayed, while those who want a long payment plan look at New Zayed.

One caution: about half of these villas are offered as a core-and-shell and a quarter are semi-finished. The asking price is not the final cost, and finishing a house of this size is a major line item to estimate early.

Down payments and payment terms

Advertised schedules run from one year up to ten, with the longest on developer stock. Down payments are high, starting around EGP 6.5 million and climbing into the tens of millions, because many are resales where the owner recoups their payments and profit and the buyer takes over the remaining installments.

Let your daily route pick the city

Choose between October, Sheikh Zayed and New Zayed based on work and school runs, then compare compounds within that city.

Add up the full cost

Combine price, finishing, service charges and transfer fees before you compare. The cheaper home on paper can end up dearer once it is finished.

Separate land from built-up area

A large garden is a pleasure but needs constant care, so ask for both figures before you negotiate.

If villas for sale in Giza stretch your budget, a twin house in Giza keeps a private garden for less, and the latest launches are collected under new projects in Giza.
