Near the 26th of July Corridor, 6th of October City · Palm Hills Developments
The Crown is an upscale residential compound in the heart of 6th of October City, built by Palm Hills Developments on roughly 190 feddans near the 26th of July Corridor, a short drive from Sheikh Zayed, the Cairo–Alexandria Desert Road and Wahat Road. Its neighbors include Palm Hills Golf Views, Garden Lakes and Woodville.
Its headline feature is an 18-hole championship golf course, joined by an international school, a large spa and a pedestrian town center. The Crown suits larger families who want a villa with a garden in West Cairo, especially those hoping to move in soon, since most of what is on the market is ready for handover.
The Crown's master plan gives about half the land to greenery and landscaping and 8% to the commercial area, so homes are surrounded by generous green space, with the golf course anchoring a large share of the open land. The landscaping carries the signature of architect Shehab Mazhar.
Golf legend Jack Nicklaus designed the compound's 18-hole, par-72 course, which measures 7,264 yards from the back tees and 5,177 yards from the front, with two intermediate tee positions.
Crown Central is the compound's own downtown: pedestrian streets whose character blends old Cairo with European streetscapes, housing shops, administrative offices and businesses, alongside The Street with its restaurants and stores.
The Crown covers about 190 feddans, with 50% set aside for gardens and open space and 8% for commercial use, and the golf course takes up a large part of the green area. The developer has not published an official villa count.
Every unit currently listed is a detached or semi-detached house with generous built-up areas:
Most sit on plots larger than their built-up area, many with private roofs.
The Crown's current supply is resale only, with no direct offers from Palm Hills, and prices start from EGP 16,000,000, based on listings available in October 2026. Price ranges by type:
The median price per square metre is about EGP 76,000 for twin houses, close to EGP 91,000 for townhouses and about EGP 114,000 for standalone villas. Finishing level moves prices a lot, as listings range from core-and-shell to semi-finished and fully finished homes.

Palm Hills is not currently selling new homes in The Crown on a published payment plan, so buying depends on owner offers, many of which are cash-only.
In some offers the seller receives what they have paid the developer plus the premium, and the buyer then takes over the remaining installments on the existing schedule, which can run for five or six years. Before paying, obtain an official statement of account from Palm Hills, ask about the transfer fees, find out the maintenance deposit, which can be large on bigger villas, and confirm the handover status.
A rough estimate excluding interest, maintenance deposit and parking. The actual plan is set in the unit contract.
