Km 179, International Coastal Road, Ras El Hekma, North Coast · Mountain View
LVLS Mountain View is a coastal village that Mountain View is building in Ras El Hekma at kilometre 179 of the International Coastal Road (Alexandria–Marsa Matrouh Road) on 201 feddans. It connects to both the coastal road and Fouka Road, and lies two minutes from Soul, 17 minutes from Rixos Alamein and half an hour from Alamein International Airport.
The project is built around five levels that climb gradually to 40 metres above sea level, so that every home looks out over water without obstruction. Units include chalets, penthouses, duplexes, townhouses, twin houses and villas, suiting holiday owners as well as investors targeting the summer rental market.
Mountain View drew on Greek architecture for LVLS, with white buildings, clean lines and open terraces spread over five levels that step down towards the sea. The plan holds three main residential experiences:
A sea walk and the Light Walk tie these parts together, alongside sandy lagoons stretching 1.5 km.
LVLS spreads across 201 feddans, 44 of them taken up by The Beach Top alone, which holds 7 feddans of water bodies. The change in elevation of up to 40 metres gives the back rows a sea view comparable to the front rows. Mountain View has not disclosed how many homes the village will hold.
Sizes of units on the market:

The company offers two plans for new units in LVLS, both with 10% down: one spreads the balance over 7 years and the other over 8 years, with flat rather than rising installments. On the units currently listed, installments fall due every three months.
Most units on offer in the village are resales. The buyer pays the owner the amount already paid plus the agreed premium, then continues the remaining installments to the developer on its schedule. Before paying, request the unit's statement of account from Mountain View and check the ownership transfer fees and the maintenance deposit.
A rough estimate excluding interest, maintenance deposit and parking. The actual plan is set in the unit contract.
LVLS is designed to pair beach downtime with a lively downtown, and its facilities include:
