Spring Fields Park is one of the residential phases of Mountain View iCity October, the compound Mountain View is developing on 500 feddans in 6th of October City. It is the fifth and final phase, covering 58 feddans, two minutes from the Shooting Club and four from MV Square and Chillout Park, with easy access to the 26th of July Corridor and Boulevard Road.
The phase takes its cue from life in the Tuscan countryside, putting gardening, cooking and walks among the trees at the centre of residents' days. It fits families who want suburban calm while staying close to the shopping hubs of Sheikh Zayed and 6th of October.
Spring Fields Park design
Mountain View laid out Spring Fields Park as a set of linked experience zones, each built around a specific activity:
- Nature's Track: plots where residents grow and harvest their own herbs and plants.
- Kitchen Garden: a garden hosting cooking classes that use home-grown ingredients.
- Trail Road: a cycling route that crosses the botanical garden.
- The Lighthouse: the phase's central building.
Architecture
Renders show homes with pitched roofs, light timber facades and generous glazing, set among wide lawns and rows of cypress trees in keeping with the phase's rural character.
Spring Fields Park size
Spring Fields Park spans 58 feddans, a little over a tenth of iCity October's 500 feddans. Botanical gardens, cycling paths and growing areas take up a significant part of the phase, although no green-space ratio has been published.
We currently have no data on the number of buildings or units, or on the sizes of the models on offer, as no units in this phase appear among current listings. The phase includes apartments, penthouses, iVillas, townhouses and standalone villas.
Spring Fields Park prices

Prices are available on request, and our team can look for resale units in this phase or in other phases of iCity October to match your budget and preferred size. Once new listings appear, we will add price bands by type and the median price per square metre to this page.
Booking and payment plans at Spring Fields Park
Developer plans
We have no published Mountain View payment plan for this phase at present, so it is worth contacting us to find out whether the company is releasing new units here and on what terms.
Owner units
When a resale unit becomes available, the seller usually recovers what they paid the developer plus an agreed premium, and the remaining installments pass to the buyer; fully paid units are typically sold for cash. Either way, ask the developer for an official statement of account and confirm the transfer fees and the maintenance deposit before signing.
Estimate your installment
A rough estimate excluding interest, maintenance deposit and parking. The actual plan is set in the unit contract.
