Km 205, International Coastal Road, Ras El Hekma · SODIC
Botanica Town is one of the coastal neighborhoods of Ogami, the resort SODIC is building in Ras El Hekma at Km 205 of the Alexandria–Matrouh coastal road. Its offer is limited to chalets, set inside a 440-feddan resort that lies close to SODIC's own Caesar resort and sits less than an hour's drive from Sidi Abdel Rahman.
The neighborhood suits buyers after a moderately sized summer home in a calm setting who still want access to Ogami's major destinations, such as the Nobu hotel and the beach town. Chalets hand over fully finished in 2030, which fits anyone planning to buy on a long installment schedule several years ahead of moving in.
Botanica Town is laid out as a small, low-rise town: every building is limited to a ground floor plus two upper floors, which keeps the number of neighbors per block low and protects privacy. The renders show white and beige facades with arched windows, and ground floors clad in red brick or green tile that house cafes and small shops opening onto stone-paved squares.
The master plan reveals clusters of buildings arranged around a palm-lined main street with a cycle lane, broken up by green spaces and landscaped outdoor areas for leisure. Water appears between the blocks as pools ringed by lounging decks, so homes look out either onto the water or onto the gardens.
The available data gives no separate land figure for Botanica Town, but it belongs to Ogami, a resort covering 440 feddans divided into several neighborhoods. A large share of the neighborhood is given over to greenery and water, with no building rising above three levels.
Chalet sizes in the project start from about 120 m². Current listings range from 123 to 144 m², all with two bedrooms, and some come with a private garden; one listed chalet comes with a 50 m² garden. The developer's range also includes three-bedroom chalets, although none appear in the current listings.
Every chalet currently offered in Botanica Town is a primary unit from SODIC; no resale listings have appeared yet. The developer quotes a starting price of EGP 18,843,300, while the lowest chalet in the listings starts at EGP 16,999,000, based on listings available in October 2026.
The median chalet price is about EGP 19.4 million, and the median price per square meter stands at roughly EGP 142,270. A private garden and a block's position relative to the pools account for much of the gap between units.
| Unit type | Area | Bedrooms | From |

The developer sells Botanica Town chalets with 5% down and a choice of a 7-year or 8-year schedule, with equal rather than rising installments. Payments on the listed units fall due every three months, so a garden chalet on the 7-year plan carries a quarterly installment of about EGP 686,000.
No chalet from a previous owner has been offered here so far. Should such units come up later, the seller usually receives the amount already paid plus a premium, and the buyer then takes over the remaining installments to SODIC. In that case, obtain an official statement of account from the company and confirm the transfer fees and the maintenance deposit before signing.
A rough estimate excluding interest, maintenance deposit and parking. The actual plan is set in the unit contract.
The neighborhood combines its own facilities with easy access to Ogami's main destinations. Key amenities for residents include:
