Ain Sokhna, Red Sea · Al Ahly Sabbour Developments
Piacera is a Red Sea resort in Ain Sokhna developed by Al Ahly Sabbour on 327,600 m² of land with a 670-metre beachfront. It is about an hour's drive from Cairo, reached via Ain Sokhna Road and Galala Road, and sits beside well-known resorts such as Porto Sokhna and La Vista.
The resort has been delivered and in use by its owners for years, with more than 950 beach houses split between chalets, villas, townhouses and twin houses. Being so close to the capital, it works for weekend breaks all year round rather than only in summer, and suits buyers looking for a ready chalet on a smaller budget than the North Coast usually demands.
Piacera's homes are laid out in a zigzag pattern, an arrangement that lets more units catch a sea view and keeps facades from crowding one another. The residential rows step down gradually toward the beach among tropical gardens, palms and broad lawns.
The buildings follow a Mediterranean style in warm sand tones, with arches, balconies and terraces opening onto the gardens or the sea, and roofs on some upper units. Water features and several swimming pools run through the plan, while the main facilities, including the hotel, clubhouse and commercial area, are grouped toward the waterfront.
Piacera spans 327,600 m² (about 78 feddans) with a 670-metre beach, and holds more than 950 beach houses spread among gardens and water features.
Unit sizes currently on offer:
Some upper-floor chalets come with a private roof as large as the chalet itself.
There are no developer units available in Piacera right now, and resale prices start from EGP 3,100,000, based on listings available in October 2026. Price ranges by type:
Chalets in Piacera change hands at a median of roughly EGP 44,444 per square metre, against about EGP 50,000 for villas. Many chalet prices include full furnishing, which saves the buyer the cost of fitting out and allows the unit to be used or rented straight after purchase.
Piacera is a completed project, and Al Ahly Sabbour is not offering units or installment plans there at present. Purchases therefore go through the resale market, where available units are mostly offered for cash.
A chalet still under installments is bought by refunding its owner's payments plus a premium both sides accept, after which the remaining installments continue with the company in the new owner's name. Before paying, obtain a statement of account from the developer, confirm the ownership transfer fees, and check that the maintenance deposit and the resort's annual service charges are settled.
A rough estimate excluding interest, maintenance deposit and parking. The actual plan is set in the unit contract.
