The developer's Giza penthouse stock is all in 6th of October City, spread over three compounds that differ sharply in size and concept. Nothing here is under construction. Every listed unit is delivered and sold by its owner, so there are no future handover dates to weigh. The real question becomes the condition of the unit and what it needs before you move in.
Two-bedroom penthouses lead the listings, followed by three-bedroom ones, plus a single four-bedroom unit among the largest. Sizes run from 120 to 257 square meters, clearly larger than coastal penthouses, because these are built for full-time family living in West Cairo.
Mountain View iCity October covers 500 feddans in the northern expansions, two minutes from the Shooting Club and three from Mall of Arabia. Its penthouses are the most compact, 120 to 145 square meters, at EGP 7.35 to about 8.8 million, a fit for a small family that wants a private roof without going far beyond a large apartment budget.
Mountain View Chillout Park spans 216 feddans near the 26th of July Corridor and sits higher than the surrounding land, which opens up the views. Penthouses measure 167 to 240 square meters and cost EGP 8 to 9.85 million, so the price step over iCity October is much smaller than the jump in space.
A fully delivered 57-feddan compound in central October, with half its land given to gardens and water features. Its penthouses exceed 250 square meters with three or four bedrooms and are priced at EGP 14.7 to 18.5 million, rivaling some standalone homes in floor area.
