Inside Mountain View Ras El Hekma, Km 200, International Coastal Road · Mountain View
Evia is a residential neighborhood within Mountain View Ras El Hekma, a 500-feddan resort at Km 200 of the International Coastal Road on the North Coast, also reachable from Fouka Road. The resort is about 35 minutes from Sidi Abdel Rahman, 2 hours from Alexandria and 3 hours from Cairo, and lies 50 km west of El Alamein Airport.
Evia offers chalets, townhouses, twin houses and beach houses, all handed over fully finished, and its residents share every facility of the wider resort. It suits families who want a summer home they can use the day they receive it, and buyers who prefer a long installment plan to paying cash.
Mountain View draws each Ras El Hekma phase from one of the Greek islands, and in Evia that shows in white facades with blue windows and doors, arched entrances, timber pergolas and bougainvillea climbing the walls.
The plan is built on stepped levels so that homes look out over the lagoons and pools set between the buildings. Green areas and water are spread across the clusters, and the neighborhood has its own kids' area, clubhouse, shopping strip, restaurants and cafes, all in calm tones that sit easily with the coastal setting.
Evia has no separately published land area; it is one phase of Mountain View Ras El Hekma, a 500-feddan resort divided into several neighborhoods. The resort has an 800 m beachfront, 19 swimming pools spread across its districts, and swimmable lagoons.
Sizes of the units currently listed in Evia:
Developer units in Evia start at EGP 25,211,238, while resale offers start at EGP 11,800,000, based on listings available in October 2026. Prices by type:
The median price per square meter is about EGP 121,600 for chalets and EGP 148,600 for townhouses. The wide gap between two chalets of the same size comes down to bedroom count, handover date and how much of the price has already been paid.
The developer sells Evia units with only 5% down and the balance spread over 8 years in equal installments; the unit it currently lists is paid quarterly. The plan keeps the first payment small, but it is a commitment that runs well past handover.
Chalets listed by their owners come with larger down payments, since the seller recovers what they paid the developer plus the price difference, and the remaining installments pass to the buyer to pay on schedule. Before paying, obtain a statement of account from Mountain View showing the outstanding installments, and ask about the transfer fee and the maintenance deposit.
A rough estimate excluding interest, maintenance deposit and parking. The actual plan is set in the unit contract.
