Km 246, International Coastal Road (Alexandria–Marsa Matrouh), Sidi Heneish · Al Ahly Sabbour Developments
Summer is one of the largest Al Ahly Sabbour Developments projects on the North Coast by land area, spanning 864 feddans at Km 246 of the International Coastal Road in Sidi Heneish, just 4 km from Ras El Hekma. Neighbouring resorts include Hacienda Heneish and Almaza Bay.
The project is still under construction, with most handovers clustered in 2028, and every listing today comes from early buyers reselling with their remaining installments attached. Summer therefore suits buyers planning a beach home they will receive in two or three years who prefer to pay part of the price now and spread the rest over several years.
Summer's master plan is built around two spines that cross the resort: the Green Spine, a strip of open gardens for picnics and walks, and an entertainment spine that gathers activities for adults and children. Water features meet the sea in beach lagoons linked to the Mediterranean, and the beach itself runs for a kilometer of white sand.
The architecture relies on beige tones and natural stone, with arched entrances, timber pergolas over terraces and flat roofs that give the homes a calm, Mediterranean-leaning look. Many villas and twin houses face private pools set in gardens.
Summer Phase 1 is where the project began, and some of the homes currently on the market belong to it.
Summer covers 864 feddans, enough for generous green and water areas between residential clusters, plus a kilometer of beachfront.

The project also includes penthouses, apartments and standalone villas, though none of them are listed with prices right now.
The developer is not currently selling units directly at Summer, and resale prices start at EGP 7,490,000. Price ranges based on listings available in October 2026:
The median price per m² is about EGP 106,800 for chalets, EGP 104,400 for townhouses and roughly EGP 191,600 for twin houses. The wide spread among townhouses reflects how much of the installments each seller has already paid.
| Unit type | Area | Bedrooms | From |
|---|---|---|---|
| Chalet | 84 – 137 m² | 2 – 3 | EGP 8,700,000 |
| Townhouse | 165 m² | 3 | EGP 7,490,000 |
| Twin house | 185 m² | 3 | EGP 31,603,591 |
Al Ahly Sabbour is not offering a fresh payment plan at Summer for now, but most resale units still carry installments from the original contract, running five to eight years in the current listings, payable monthly or quarterly.
Money already paid to Al Ahly Sabbour returns to the seller along with the negotiated over-price, and the buyer then keeps to the original dates for the remaining installments. No funds should move until you have a current account statement and the assignment fee in hand, along with the maintenance deposit amount and deadline; on some Summer units that deposit is above EGP 1 million.
A rough estimate excluding interest, maintenance deposit and parking. The actual plan is set in the unit contract.
Al Ahly Sabbour has gathered beach, leisure and shopping services inside Summer's gates, including:
