40 Square is an apartment compound developed by Mint by Al Ahly Sabbour, the asset-management arm set up by Sabbour Group with the National Bank of Egypt, working with the Special Group for Trade & Investment and Misr for Investment and Urban Development. It sits in the Investors District of the New Administrative Capital, overlooking the Diplomatic District and the Iconic Tower, close to the Green River and reachable via Suez Road.
The project is apartments only, from one to four bedrooms, spread across 40 mid-rise buildings on 40 feddans. It is aimed at buyers who want a foothold in the New Capital at an entry price under EGP 5 million, with long payment plans that start at zero down.
Architect Hakim Afifi designed the project's 40 buildings, each rising ground plus seven floors, with modern facades that pair large glazing with dark tones, as the project renders show.
The master plan arranges rows of buildings around a long central park threaded with water features and paths, with two smart entry gates and a 4-feddan clubhouse at the heart of the site. Water bodies are spread across the compound, and cars are moved to underground parking so the spaces between buildings stay free for walking and cycling.
Apartments are delivered semi-finished, with three optional add-on packages: three-quarter, basic or premium finishing.
