Golden Square, Fifth Settlement, New Cairo · Palm Hills Developments
Palm Hills Katameya Extension, known on the market as PK2, is the phase Palm Hills Developments launched as a continuation of the original Palm Hills Katameya (PK1). It lies within the Fifth Settlement's Golden Square, next door to Village Garden, and is reachable via 90th Street, Suez Road and the Middle Ring Road.
Housing here is limited to detached and semi-detached homes, meaning standalone villas, twin houses and townhouses, without the apartments found in the first phase. It therefore suits households seeking a garden home at an established New Cairo address, and most of what is on offer today is ready homes sold by their owners.
PK2 greets residents with a set of water features at the entrance, and greenery and water then spread between the rows of homes across the compound. The master plan shows an elongated site where houses sit along curving internal streets that loop around central gardens, with a separate commercial strip at one end.
Unlike the Mediterranean look of the first phase, photos of PK2 reveal a contemporary design of stepped cubic volumes, earth-toned façades, deep balconies and rectangular windows. Paved footpaths lined with palms and lawns run between the houses, and a community center occupies the middle of the site.
The available sources give neither the land area of PK2 nor its number of homes, so this section relies on the built-up sizes that actual listings show:
Plot sizes vary widely between villas: current listings include one on a 344 m² plot and another on a 754 m² plot with almost the same built-up area, a factor worth comparing before buying.
No new inventory is on offer from Palm Hills in PK2. Resale prices start at EGP 7,504,140 for a clinic, while houses start at EGP 26,500,000, according to listings available in October 2026, as follows:
The wide spread among twin houses comes from the priciest listing being sold on installments over several years, while the others are offered in cash at a much lower figure.
| Unit type | Area | Bedrooms | From |
|---|---|---|---|
| Twin house | 300 – 360 m² | 4 | EGP 26,500,000 |
| Standalone villa | 325 – 520 m² | 4 – 5 | EGP 32,000,000 |
| Clinic | 58 m² | Commercial | EGP 7,504,140 |
Palm Hills offers no new payment plans in Katameya Extension at present, as the phase is ready and its units are in owners' hands. Most listed houses are sold for cash, though some units still carry outstanding developer installments.
Here the purchaser reimburses the seller for the amount settled up to the sale date plus the agreed premium, then takes over the remaining installments once the contract is transferred.
