Km 194, Alexandria–Marsa Matrouh Road, Ras El Hekma · Al Ahly Sabbour Developments
Gaia is a beach community by Al Ahly Sabbour Developments in Ras El Hekma at Km 194 on the Alexandria–Marsa Matrouh Road, covering 280 feddans. It takes its name from the earth goddess of Greek mythology, an idea carried through a plan dominated by greenery and lagoons.
Gaia is well advanced: many of the homes on offer are ready or due during 2026 and 2027, and every current listing comes from a previous owner. That makes it a sound choice for buyers who want a Ras El Hekma summer home with a near-term handover, with options running from cabins and chalets up to standalone villas with private pools.
Gaia was master-planned by Chapman Taylor. The plan is a long, deep rectangle running inland from the shore, threaded with gardens that cover up to 65% of the land and 45,000 m² of water features, including swimmable lagoons.
The architecture blends a modern style with contemporary Arabian touches: crisp white volumes, dark stone cladding and timber pergolas over the terraces, with warmer tones on the chalet buildings. Homes are split between low two- and three-storey blocks and standalone houses facing their own pools.
The best-known phases are Skaia and Sakan, alongside the KYND cabanas near the beach.
Gaia sits on 280 feddans, up to 65% of which is given to gardens and landscaping, while water features cover 45,000 m², anchored by a 4,300 m² signature pool.

The median price per m² is about EGP 79,400 for chalets and EGP 72,500 for penthouses, jumping to roughly EGP 379,000 for cabins given their small footprint and beachside setting.

There are no Al Ahly Sabbour installment plans available at Gaia right now, so every available home is a resale. Some are sold for cash, while others carry a remaining balance from the original owner's contract, from a token amount up to several million, usually payable over short terms of five years or less.
Money paid to the developer goes back to the seller together with the premium agreed in negotiation, and from that point the buyer carries the outstanding installments. Three checks come before any signature: the company's official account statement, the fee for transferring ownership, and whether the maintenance deposit is already covered or forms part of the price.
A rough estimate excluding interest, maintenance deposit and parking. The actual plan is set in the unit contract.
Gaia's services are spread between the beach, the lagoons and the commercial strip. Highlights include:
