Palm Hills twin houses for sale in New Cairo: two compounds, two characters
In East Cairo, Palm Hills twin houses come from two addresses. Palm Hills New Cairo, which many buyers simply call Palm Hills Fifth Settlement, is a roughly 500-feddan community mixing apartments and villas alongside a club, shopping mall and office district. Palm Hills Katameya, known as PK1, is a 110-feddan villa compound in the Golden Square with built-up area limited to about one fifth of the plot.
Almost everything here is delivered and sold by owners; a handful of units come from phases due in 2027. Bedrooms range from three to six, with four the most common. Shell and semi-finished homes dominate; turnkey units are rare.
Prices as listed in October 2026
Asking prices run from EGP 22 million to EGP 57.4 million, with a median around EGP 36.75 million and roughly EGP 107,663 per square metre. That blended figure hides two separate markets:
- Fifth Settlement: from EGP 22 million to about EGP 42.3 million for 268–387 m² and three to five bedrooms.
- Katameya: from EGP 47.5 million to EGP 57.4 million for 445–560 m², with up to six bedrooms.
Per square metre, Katameya is not far from the top of the Fifth Settlement range; the jump in total price is mostly about size. The resale median is close to EGP 33.9 million, against roughly EGP 40.6 million on the developer's own price list.
How payment works
For its newer Fifth Settlement phases, which keep delivering through 2028, Palm Hills advertises 3% down with instalments of up to ten years. Resale units that still carry developer instalments show remaining terms of three to eight years. Katameya is fully delivered, so purchases there are negotiated with owners and usually involve a substantial cash payment.
Fifth Settlement or Katameya?
Budget of EGP 22–42 million
The Fifth Settlement is the natural fit: a ready home inside a community where most daily needs are met without leaving the gates.
Space and privacy first
Katameya offers more land and lower density, with access to the Ring Road, the Middle Ring Road and the North 90th axis, next to projects such as Mivida and Katameya Dunes.
Buying to invest
A low-deposit developer unit spreads capital over years; a ready resale can be rented out straight away.

FAQs: Palm Hills twin houses for sale in New Cairo
How much does a twin house in Palm Hills Fifth Settlement start at?
As listed in October 2026, from EGP 22 million up to about EGP 42.3 million for 268–387 m². Most homes are delivered, and newer phases can be bought from the developer with 3% down.
Why is Katameya so much more expensive?
Its twin houses are much larger, at 445–560 m², in a low-density Golden Square compound where buildings occupy only a fifth of the land. Measured per square metre, the two compounds are fairly close; size explains most of the gap.
Are there off-plan twin houses in New Cairo?
A few, listed for 2027 delivery, all within Palm Hills New Cairo, where some phases keep delivering until 2028. Palm Hills Katameya is fully delivered, so everything there is ready to live in.
How many instalment years can I get on a resale?
Listed resales that still carry developer instalments have three to eight years left, which the buyer takes over after repaying the seller's paid amount. Fully paid homes are settled directly with the owner, often with a large cash portion.
Are these twin houses finished?
Mostly not: in October 2026 the bulk of listings were core-and-shell or semi-finished, and fully finished homes were rare. Add fit-out costs to your budget and weigh them against the premium for a turnkey home.
