Chalets for sale in North Coast: how the sub-areas differ
The North Coast runs along the Mediterranean west of Alexandria, and its chalet market is really several markets side by side. As of October 2026 Ras El Hekma holds the largest share of listings, followed by Sidi Abdel Rahman, with smaller pockets in Al Dabaa, New Alamein and Sidi Heneish. The projects come from developers such as Palm Hills, whose Hacienda brand recurs along the coast, La Vista, SODIC and Mountain View.
Supply is split almost evenly between developer sales and owner resales. About two in five chalets are ready; the remainder is scheduled for 2026 through 2030, peaking in 2028 and 2029. Nearly everything is fully finished, and layouts range from studios to five bedrooms, concentrated in two- and three-bedroom units.
Price levels along the coast
Across the coast, October 2026 listings run from EGP 7 million up to EGP 50 million, with a median of about EGP 18.9 million and a median price per m² near EGP 141,600. Each sub-area sits at a different level:
- New Alamein has the lowest median per meter, around EGP 98,500, with ready resale chalets at Palm Hills New Alamein.
- Sidi Abdel Rahman sits near EGP 131,900 per m², mostly ready units in established resorts plus newer stock at Crysta Mountain View.
- Ras El Hekma runs about EGP 143,200 per m², largely off-plan at resorts such as June SODIC.
- Al Dabaa shows the highest median of these areas, close to EGP 197,700 per m², at projects like La Vista Bay East.
Resale chalets have a median of roughly EGP 13.2 million versus about EGP 21.6 million for developer units, a gap worth weighing if using the place soon matters more to you than long installments.
Payment plans on the coast
Most plans fall between seven and nine years, with some Ras El Hekma projects offering 10 or 12 years. Shorter three- or four-year schedules also appear, some of them on resale units whose original plan is already partly paid. Listed down payments start around EGP 934,000 and exceed EGP 5.2 million on the priciest units.

Studios and compact units from 46 m² in the two largest sub-markets let you enter a full-service resort for less. For more background read our North Coast area guide, or compare chalets for sale in North Coast with North Coast villas if your family needs more room.
FAQs: Chalets for sale in North Coast
Which North Coast area is cheapest for a chalet?
As listed in October 2026, New Alamein has the lowest median price per m² at about EGP 98,500, followed by Sidi Abdel Rahman near EGP 131,900. The lowest single chalet price, EGP 7 million, is actually in Ras El Hekma, since smaller units keep the total low despite a higher per-meter rate.
Are there ready-to-use chalets on the North Coast?
Yes. About two in five listed chalets are ready, mostly in Sidi Abdel Rahman and New Alamein, and most of those are owner resales. Ras El Hekma and Al Dabaa are dominated by off-plan units with handovers extending to 2030, based on October 2026 listings.
What payment terms do North Coast chalets offer?
The longest listed plans reach 12 years at some Ras El Hekma projects, and 10-year plans also exist, while the most common terms fall between seven and nine years. Resale units may carry only the few years left on the original owner's plan, which means shorter terms and a bigger cash payment.
